since you dont have Menards in Texas, i would steer you to Sherwin Williams Promar 200, its the same as the Conco Product I have been using since 2009, great coverage, and reasonable price, around $15/gal, in our market, the high end stuff doesnt seem to do any better, I have used it and my painters have, and they love how it covers, flows and cuts.

I do not remodel units with a tenant in place--- you'll never hear the end of the whining about how the painters got drips on their heirloom furniture or the carpet layers scratched up the fine furniture.

Depends on what this person actually does,, our turns were 24 hour turns out at noon in at noon next day.. we gave caretakers like 135.00 for 1 br,, 150 for 2br and studio was 100. we had painter separate, carpet cleaner separate, and maintenance guy was separate.. we had 120 unit complex and my caretakers were anxious to get any turn they could.. so between 2 or 3 of them we could do 10 to 12 turns a month.. we supplied all the cleaning supplies. they did stoves, refrigerators, all windows, tubs, sinks, all light fixtures, and washed hard surface floors in kit , bath. 3 to 4 days is WOW  cheaper to hire merry maids.. and get it done quicker..Get some additonal people lined up to help and set the pace.. and rate.. if this person can't get it done faster then you need someone else to do turns and maybe this guy can do something else more productive..

When your house was built before 1978, you need a lead based paint certified painter/contractor to do the work to make sure they follow practices that contain any dust or paint chips created in the process.

Luc Boiron I'm pretty confident in the Reno costs honestly the inspector stated about 7-8k to get the apartment ready to rent.. the additional 12-13k will be all upgrades.. it's a small kitchen and small bath so I don't see huge money going there... painting I will be doing myself with a friend (was a painter for a year) I will most likely do carpet throughout (about 800 sqft, carpet because it's a pet friendly community so I think that would work better then thick laminate..
