From what I observed on that Facebook group, rentals were in short supply and there were lots of posts with people looking for rentals there and tagging friends to let them know when one was available.

Should be someone that'll allow me to tag along and observe (I'd wear a N95 mask) so I can learn some rudimentary inspection skills myself. 

@Bradley Sriro the other option is wait for another year and continue to save, observing the fall out from the Corona Virus and see what potential deals come up.....

But my observation is that on the other hand the investors who understand how to get a lot of debt (and the assets that debt allows them to control) within safe constructs are 9/10 times happier and closer to a place of true investing.

That's not an argument in favor of investing here, rather just an observation that this should not be the thing that changes your mind because lots of other states are doing the same and we're likely to see similar measures at the federal level as well.

Go stand on the street in front of anything you are looking at for a half hour and observe.  2) Age of houses.

From my observation, DFW has always been HOT.

I would ask the pest control people to put something in writing about their observations relating to the cause of the mouse i.e food out, place not clean etc.2.
