You may be able to negotiate a substantial discount for a cash payoff.In any case it sounds like you will have a moderate to large amount of legal work to do to perfect title so that it is insurable.

If you see a post that is a spam add or an abuse of the rules, simly use the "report post" and if it is moderated, they lose points, you get points, if it is deleted all together, they lose even more ponts, you get more points.

Heat pump are a bit cheaper but if you live in a rough winter area it might not be the best idea because they are made for moderate winter.

Smoking is a hard habit to kick.Even if she kicks the habit she might replace it with a healthy habit exercise,church,etc. or another negative habit alcohol,drugs,etc.You just can't quit you have to replace the void with something.Since her income is great I would take a much larger deposit to cover the risk.Just like pets,other tenants moving in people will not always tell you the truth.It's human nature for many tenants not to be 100% honest.
