Might have run out of money after installing new HVAC, Updating Electrical, New water heater, Paint, 1 side of vinyl, etc.Rehab Needed: $25k (I am figuring $35k to have a cushion)Scope of Work: Update Flooring with LVP, Update Kitchen with new cabinets, countertops, appliances, paint inside and out (interior does not need paint but has outdated color), update baths, install vinyl siding on 2 sides (2 sides already have vinyl), Replace Windows, Install new entry doors, freshen up the landscape. 

I can spot at least 5k of your rehab budget without even looking at the interior of the house. 

Secondarily, what sizzle features are you adding to boost curb and/or interior appeal?

New exterior paint, Interior, new Kitchen features, new windows, Refinished original hardwood floors.Location: Los Angeles (zip 90037), 2 blocks from USC campus and Expo train stop that runs into DTLA and all the way to Santa Monica beach.

I buy them cheap and put in new HVAC, update plumbing and electrical (if not already done), and slap on a new roof (if needed) plus tidy up the interior. 

The building is old. and does not have a lot of life available unless i do some improvements over next 10 years (roof, interiors etc etc).

Unless you're looking in a more recently developed subdivision, the homes in a given area will differ slightly or greatly.When doing comps, you'll need to take into account major factors such as location, bedroom/bathroom count, square footage, lot size, and interior finishes to name a few.If a 4/2 is going for 170k, odds are the 3/1 at 180k is overpriced unless it is vastly superior from an aesthetic or acreage standpoint.

Will add value by renvoting interiors and increasing curb appeal.

At least here in Upstate NY, Orkin as of Friday is doing interiors only on request (as in, happy to do them but only if customer says "please do the interior").I texted each tenant and explained they could say "yes" or "no" to interior treatment at this time - so far all who have replied have said "yes".
