He’s vague in communication, untimely in responses, unorganized, and doesn’t voice an opinion on anything like we’re going to call the PC police.

They want to see the following:Credit Report ( first page showing your middle score )Assets ( First page of a bank statement, IRA, 401k ) They want to know you have the down paymentPre Qualification Letter ( Realtors want assurance that you are gold and will close )DU or LP is the most important ( Desktop Underwriter or Loan Prospector )This is the automated approval showing that you actually qualify.Sounds like your lender isn't doing any of this. 

Do your due diligence fast with a title search and appraisal and complete personal inspection.That's easy and skip any junker monsters...there are tons of deals out there no matter what they say...it is easy to find from you desk top computer at home.  

I've got a buddy who does about $50K/year of higher-end PC gaming equipment that way.

I still use QB Pro 2009 desktop so fees are a non-issue. 

Try Penfed.org, usually they are very quick and mostly do desktop appraisal 

I can do it tomorrow with my PC.  

IT tip: you can take a "screen shot" of whatever is currently on your Mac screen, and get an image file on the desktop.
