The big tasks were getting rid of the popcorn on the ceilings, installing recessed lighting, replacing all of the flooring with LVP, new outlets/switches, bathroom refreshes with new vanities and lighting, new HVAC, new water heater, new windows, new paint, new stove, dishwasher and microwave.

FWIW, I'm also in the CLE market, and I have found on multiple occasions that good tenants with good credit almost always will want A/C + dishwashers + extras.That said, small bites: give him a smallish project and see how well he performs and at what cost, evaluate and go from there.

It dawned on me this morning that this may be a good candidate for a 1031 (which I've done on a previous transaction).

Hi Dawn Young great idea to search for private flood insurance I would add if you googled "Lloyds of London flood insurance" or "Private flood Insurance" Or "cheap flood insurance" you will see a bunch of options (i suggest you skip over the ads) then look for a company that will shop all the "private flood insurance" options that are avaliable for your area. 

Electric dishwashers can be next to a sink; fridges too.
