Each letter is a bit different depending upon my intent, but here is the last one I used:Dear XXX:My name is XXX, myself and XXX are the new owners of the duplex located at XXX. 

On paint, I'm picky, if they choose the maintenance grade, i'll let them know i will only do two coats, anything more is $xxx.

The ones up here say something like "Real Estate Investor seeks apprentice, make up to $10,000/month, call or text xxx-xxx-xxxx."

You can do this very smoothly when you have them come signing the lease: "Hey XXX, when you come signing your lease, please bring a copy of your SSN, and DL so I can make a copy of them."

If we are unable to address all your concerns we would be able to offer you compensation of $XXX for the inconvenience.

It just keep going up and adding up and after a while I was like Oh my god what the hell- Where is a camera when you need one.The tv shows look so easy- Go over budget just add an extra xxx to the price and house sold.

Tell them I will accept your price if you give me $XXX for repairs and cover $XXX in closing costs.  

If you spend 5 hours per month of your 'free' time on PM, is that worth more than the $xxx (10%) of your cash flow that goes out the door to PM that month?  

If you are closing on last day of month, make sure seller signs agreement that they will transfer money deposited into their account by xxx day of the month since direct deposit will be sent to them after the closing.When take form into housing authority, ask to fill out form for direct deposit and attach your voided check to it.while at housing authority get name and phone number of tenant's case manager.

Is there a down side to applying for this, getting $xx,xxx ready to invest, even if it never happens?
