My personal experience from my business travels has been that we North American anglophones, as a whole, are culturally among the least willing to accommodate allophones in our "home", but conversely carry an unrealistic expectation to be accommodated in English when away from "home".  

I'd say among the 30-40 flips I oversaw, I sourced probably about 50% from the MLS and 50% between wholesalers/other off market sources. 

We also did not give them access to our garage, which is on a different lock just because we have lots of tools in there that we don't want people using or misplacing.We split utilities among the number of people in the house.We did allow guests and personally never had a problem with it.If they are allowed to use your kitchen, and you have nice cookware, I highly recommend you have a cheap set (or they supply their own) for them to use.

And in the low C-class segment, we know we're among the most vulnerable landlords to this sort of income interruption from our tenants.I'll be going with Option No. 1 with multiple options when it happens to us, allowing a month of missed rent and giving the tenant the option to prorate the rent over the rest of the year, over six months, over three.

I'd contact the Contra Costa County Public Administrator's office: https://www.contracosta.ca.gov/962/Public-Administrator  You might need them to take over and look for a will among the belongings, etc. 

Among the list of things they should not flush, I also have a clause that states they cannot use those toilet tank tablets especially the Clorox ones -- they destroy the flapper and other components in the tank.     

Can you build support among the residents near your rezoning, and get them to show up to voice that support?

They are re-sellers.They post a house for showing one day only, limited window of time to see it (I’ve seen less than 30 minutes so you have no time for inspections), specify no contingencies will be considered, require large earnest deposit and want a considerable amount over what they have contracted with the seller.This creates a frenzy and urgency among the buyers as they see the crowds crawling all over the property during this viewing period.

Charlotte, NC, Chicago, IL, and Miami, FL were among the cities with the top demand.
