The common theme I come across is to get a great deal you need to pay attention to trends in the area where you are intending to buy.

I have read a few articles and have noticed a few common themes: be consistent, get free information from .gov sites, consider pay services (Listsource, Propstream, etc.), consider absentee owners, pre-delinquent, divorce, probate etc.

It is a recurring theme I have been seeing and I have to think it has negative effects on their business.I personally remember when someone has treated my time as less valuable than theirs.
