I am finishing up 50 lots that I bought 2 and 3 years ago before the price's escalated and even with the increases we are making our 15 to 20% net profit on gross sales amounts of 350 to 380k  which is basically starter here.My wife did a flip in Multnomah village that she put on the market in Sept for 499k and had 5 offers and took the one at 550k.. and we made 20% on that one.. so yes in our business its still quite good.but you have to hunt for it.. takes a boat load of capital..

If you are in a Podunk village with a population of 1,500 people where there is no data or history to support a particular value or ratio of value you might try this tactic but if you are in any area with any semblance of economic activity, if you aren't planning on paying at or close to market, you aren't going to get the property.That said, the REO we sell at market, has to mirror the properties for sale at market.

@Heather Maves I purchased in Mammoth about a year ago and have my spreadsheet that had 17 properties across 10 different complexes that includes HOA fees, asking price, sq footage, distance from village gondola and canyon lodge, etc...
