When I see that I can basically trade a 505sf one-bedroom unit for an 8-plex that has 4x the cash flow, my interest is piqued.  

That’s a huge chunk going to IRS which stinks, but I’d take the trade off of being in a position where I had to pay such huge taxes!

Linda, if you have never run a rehab project before, you want to hire a general contractor that will be on site and coordinate all the work among the trade subcontractors, materials etc. and handle inspections for the town/city inspector.

One of them was to offer to trade services like carpentry, auto mechanics, dental work, etc.

Trading a little bit of your time for a pay check is not a rat race it is easy money.

Additionally, I was able to calculate accurate rehabbing costs due to my long ago affiliation with the trades of painting and landscaping, willingness to ask questions, and general DIY experience. 

It’s only been a year, so let’s assume the market is still trading this asset class at the same capitalization rate.
