I ran all my numbers with a hand held HP pocket calculator and a legal pad.I jumped on computers and programming spreadsheets as soon as the technology arrived and have evolved with it ever since.There is no doubt that many of the time tested methods work and should be applied but I believe that also holds true to embracing technology.There is nothing wrong with using it and everything wrong with placing too much confidence in it.Having the ability to create and employ a robust pro forma model is a critical skill set in my underwriting and managing a project.The problems that may come from doing spreadsheet analysis come from poor use, faulty data and a penchant to believe one’s own BS.

We have not seen a slow down in tourism during Covid so I don't foresee owners of STRs looking to exit anytime soon. 

Williams is putting more $$$ into tourism and the like,It is right on the road to the south rim of the Grand Canyon.

I am interested in doing STRs in NYC (I live here) because I see how much tourism is here year round. 

On another note, as you know, Cabo has decided to go all-in on luxury tourism.

We are receiving threats and demands from tenants who recently vacated.Our tenants, who you know were a total nightmare if you're following my other posts, finally embraced the happy clause and are out half way through their lease.Luckily they took exceptional physical care.

Big surprise,  they thought I was nuts going f/t RE 22 years ago.My in-laws were more entrepreneurial and embraced it and cheered me and their daughter on.

Tennis ball stuck in the gutter can lead to damage/leaks, dripping toilet or faucet can rack up a bill, crumbling concrete steps....Embrace being a landlord- it is a blast.

However, Tulum has more risk than Dubai as in Dubai the economy is not just dependent on tourism and there are no risks of things like the cartel etc.my goal is to achieve FI asap, I am planning to buy rentals which give me good passive income.

Now we do have some tourism in the summer.
