That's my plan too, the house hasn't been updated since the 70's so I'm hoping once I put some sweat into it I can try to pull some cash out and do it again.

We look for solid base hits, sometimes you get home runs, but to win the game you need to get on base, glad you use the analogy too!

The seller is only walking away with 210K (and that's before paying commissions, etc), maybe that's all they want, but you need to go over this house with fine tooth comb and look for the possible hidden problem that will rear it's ugly head after closing.

Did she also tell you that the tooth fairy would provide your down payment?
