I have two differlend loan terms for the two propertiesProperty #1 - 3points 12% covered 100% purchase and 100% remodel (up to 70% ARV) 6 month term Property #2 - 2 points 10% covered 90% purchase and 100% remodel. 12 month term 

I feel like I am on the right path because the three properties I wanted to make an offer on were quickly sold before I pulled the trigger.One of the most difficult things for me to find is a property which still needs improvements so I can increase the value to justify raising rents and accomplishing a proper BRRRR, but one that does not need a complete tear out and remodel. 

Also don’t go for already remodeled houses.

The first time I scheduled a meeting with the owner to discuss rental remodels and when I showed up for the meeting he across the street to eat and told the secretary to tell me to wait (on the phone).

Normally, in buildings that we have maintained for a while, I wouldn't expect, in one property, to have more than half the toilets with broken seals at a given time because we repair them as soon as we get a report of a toilet rocking.

Is it better to buy, remodel and hold for at least a year and a day to hold to qualify for capital gains tax/passive income?
