There are two ways to prepare yourself to be success in real property syndication.1.

Due to the nature of the STR property criteria in Cape Coral, it's very rare that a STR could be converted to a successful LTR.

Alternatively the debtor can payoff the note either in full or at a negotiated discount.  

They know the market, understand contracts and law, are experts at negotiation, provide a second (objective) set of eyes, and more.

No PM wants the state digging into their records, so it will usually force them to contact you and negotiate a settlement and make your complaint go away.If that doesn't work, then I recommend you contact an attorney.

Does anyone know what else needs to be done to change the certificate of occupancy from less than 12 to greater than 12 besides the sprinkler installation and has anyone successfully gone through this process?

If they don’t like it, they can try to negotiate the rent down, or they can vacate.
