(bleah)The last PM company I fired in Chicago used to charge me even for the stamps they put on 5 day letters lol and also for lawn care and at the same time I was getting fined by the city for tall weeds :D

(freedomsoft)  What I needed to get started:  was printer, Stamps $9.80 a book= 20 stamps, you can get yellow paper and envolopes to start out from dollar tree or a place where stuff isnt too expensive.

I would speculate that on a property like that if the tenants are on food stamps etc...That there is probably a reason the owner is paying those bills.

I dont know about NY however Vik might have a lot of equity that has "opportunity costs," he will have to forfeit if he does not sell so its a balance and each persons scenario may differ.To sell a property in NY is there any misc transfer/stamp/excise tax on the gross sales price of the real estate or other charge beyond the normal commissions/attorney/escrow/title fees?

There's no endorsements for things such as the ALTA 9.1, no survey (although not always required, especially if there is endorsement to cover it), no county recording fee, no courier fee, no wire fee, no tax stamps, no doc prep, no Patriot Act, theres a few more Im not thinking of right now.

They get the deeds and docs required to be filed to the recorder's office and the recorder time stamps the documents to be filed upon receipt.

thats just it, the date was for the 6th, but i didnt get the letter until the ninth. im not exactly sure as to what i can do. its says to vacate by 08/06/2013 and right underneath it says order expires 09/03/2013. i havent gotten any notice on my door or any type of law enforcement at my door saying i have 24 hours or anything. the letter is stamped with filed in open court with the date of aug,6th 2013
