What do you want out of a GC:  Someone who has lots of quality sub connections, someone who doesn't soak you with their fee on top of Sub costs, someone who will be there to oversee manage the quality and speed of your project at least 3x per week and be in constant communication through calls and pictures. 

With rising interest rates and the widening wealth gap, first-time homebuyers are by locked out of the housing market, it seems long-term rental demand is solid but of course it would be important to get quality tenants in the better parts of town.

Beyond the financial benefits, this investment also provides an opportunity to spend quality time with my children and grandchildren, as we work together to manage and grow this asset.

I understand the arrangement is certainly different, but from a practical standpoint it isn't much different than a licensed GC staffing a team of laborers, who are actually doing all the work, and the GC checking in on quality of work.  

Glad you found someone Jon, I really hate seeing Business Owners struggle or go under because of low quality Bookkeepers that don't make accurate financials for the Owners to make better decisions. 

I use quality TP from Sam’s Club and supply 3 full rolls in each bathroom, adding a fourth for up to 7 night stays.

The new GC will likely want to inspect the previous GC's work to ensure it meets quality standards and to identify any potential issues.

Investors way more experienced than me suggest building a portfolio of high quality properties that produce well instead of a ton of low quality under performing properties.
