In fact I will hop on a plane and go out there and open up shop and buy them myself (I am not kidding either) but I would imagine that if you had these same #'s on an SFR and had some serious rehabbers they would get snagged up pretty quickly!

You better get with the planing and zoning folks before you buy (or make an offer) to see if such a plan is feasible, I don't think with .88 and a shared drive you have a very good chance, but it might work.

Thanks to our marketing plan, we have completed 3 deals with this investor in 2 weeks.A rent to own - we kept a majority of the down paymentJust moved a renter into a property he owned with a deposit (this was our first deal actually)And one more rent to own - we kept %40 of the down payment.Just like you we had planed to move slow for us that seemed the best may to make sure we stayed out of the red.
