I have a colleague that concentrates on 55+ and he's done very well.The Pros:Once a tenant moves in they tend to stay until they...ahem, permanently vacate.Less wear and tear than from a family, younger tenants.Few drunken parties.The Cons:Since many tenants will be on fixed income, can be difficult to keep raising rents in line with the market.Obviously smaller tenant pool.HOAs can kill you in a condo of any kind.

Aidan - thanks ..contact a lender that is local and begin the process ....FHA pre approval is the same as " conventional " loan pre approval .....fyi - you will want to avoid FHA if possible as the mortgage insurance on these loans is permanent whereas conventional loans allow the mortgage insurance to be dropped once ample equity is attained ....also there are soem conventional programs that allow as little as 3% down payment ( as compared to FHA requiring 3.5% down payment )

The issue is when the bank went to the an appraisal, there is only one water meter in the property and they are saying it is technically has a use code for single family, most likely meaning that the efficiency addition to the home was done unpermitted.My realtor is talking about telling the home owner to open what is currently a permanent door and removing items from the kitchen and having them redo the appraisal/application as a SFH.
