Now maybe if your comps have old linoleum counters that are peeling vs gorgeous quartz there might be a $1000 adjustment up there.

@Stephan Fequiere If the tenant has kids 6 years old or below, they check to see if there is peeling/ chipped paint, inside and outside, to include the front stoop and fence. ( At least that's how it's done in Chicago) Also , you'll need the certificate stating that there isn't any lead based paint.
