At this point with my network and contacts i have really good deals at my desk many times but i have no capital to buy them and i kinda hate it, just wanted to pick the brain of the experienced folks here, should i raise capital and include other people and help them get 8% cash on cash and be partners and if so how and from where as i have never done this before?

At that point you can choose to end your professional relationship with Peter and his company or you can choose to keep him as business partner for future deals and have access to all his resources such as investors, lenders, etc.

All the books and blogs have mentioned cleaners and handymen are the two most important partners in the STR team, but how do you handle the misses not if but when they happen and you are so far away? 

answer to #4: Speeding things up to do more deals every year, i'd say begin looking into partnering on deals with friends or family who perhaps have yet to purchase a property so they can use an fha 3.5% down or 5% down conventional loan, you gift them a portion of the downpayment for a % of equity in the property.

For my 3-unit I currently use Rental Partners and Centerbeam Construction which are run by the same person.
