Getting the monthly newsletter and quarterly financials with no access to the “behind the scene effort” yields little actual knowledge in my opinion. 

@Quentin DavieHi Quentin,I’m also looking to get a remote job so I could move to Atlanta and trying to gather some information on the small multi family property scene here in ATLlr surrounding suburbs.

I rushed to the scene to find the fire department had beaten me there to shut of the water because there was a large pipe break under the floor of the unit in danger.

listed one in CA and NY, one with android pic of CA house the other with iphone pic of NY house.. and two different flat fee listers said the listing was rejected cause the pic was flagged as a 'screenshot' in further discussion, it reminded me of why i quit renewing my license cuz of MLS bureacracy on par with CAL BREamazes me MLS arent being sued for such shady practice -- its like theres a mafia behind the scenes bullying people that go with discount mls services under the guise of such flagssurely there ought to be a class action.. cuz it delays equitable houses going on the market till seller breaks down and pays for professional photography, full commission list agent/broker, etc!

There's no magical math going on behind the scenes. 

I’ve been in the RE investment scene for over 20 years as an investor will be licensed soon as a realtor in Tampa metro area.

Leaving the scene or DUI are examples of some that would be criminal charges. 

You sound to me a lot like a scene from Breaking Bad, Walter White rationalizing the plane crash he caused to his students.

I am fairly new to the investing scene and not nearly as experienced at it as others but I personally have taken things a little different regarding transportation.

@Daniel Petta I recommend honing in on a few markets (maybe 3) to really analyze and start to interview some agents there who also own investment property and are really connected to the local scene.
