The first thing that I did was security. 2x4 braces on the back and basement doors, security cameras that have a blinking light so people can see them, fix the fence to temporarily be without a gate, secured air conditioner, secured garage door, curtains on windows etc.

The intent was to ensure that tenants know that we have provided a safe and secure environment with lights, good locks, and even cameras in most cases - but they are responsible for keeping the property secure, not engaging in any activity that could result in criminal activity, and reporting any violation directly to the police.

@Tony Castronovo I feel it could be quite active even with the property manager, as I keep hearing that managing the property manager is very important (reminds me of a friend who has to "babysit" her nanny at times).

We've already had to increase the number of pickups per week (at our expense) to keep the dumpster area manageable and presentable.However now, we have started to have what seems to be handyman and construction debris (from the debris it is obviously not from our property) offloaded and dumped at or in front of the trash dumpster area - blocking resident AND trash truck access.We have considered video cameras, a locking gate, etc.ALL thoughts and ideas are welcome.Thanks in advance!

I would check out Wyze security cameras (cheap cameras and free cloud backup) and then get a Sprint/ATT/TMobile hot spot to leave at the property for internet connection.

I would avoid it ,Google it up on the paying of claims it's ugly .The underwriter was a company out of the UK .The really pull out the stops to avoid paying .it is very rare to have a issue,now if you are buying a home always have a camera inspected sewers lines .

If the issue is that they are just smoking around the building... or in their car... then you could install security cameras on the property exterior to catch who the smoking person is.
