Additionally, if their capex budget was only forecast for 5 yr hold, and they are now anticipating 10 yrs, they may be seeing roofs, exterior repaints, other exterior repairs (stairways, railings, parking lots) that they assumed they wouldn't need to address, but now need to.Things to look for: positive DSCR TODAY, not on pro forma numbers.

I had 125% inputted for Repairs and maintenance, 75% for Vacancy and 125% for Capital Expenditures 😅 just switched them all to regular percentages and it's now showing negative $1,030 cash flow with $3,530/mo expenses.

I can't speak for this deal in particular, but you'll always pay more for turnkeys-- trade-off for not having to do any work.The only thing I see in the deal is Norada didn't include estimates for vacancy and repairs, and I would never analyze a deal without including those.

For a BRRRR it should cash flow about $300 monthly, and as a all cash rental about $600 monthly, and both of those were with more upgrades than really necessary for the house because I wanted to way over budget the repairs, because I'd rather over budget and be happy that I'm under than go way over.
