In terms of when to start advertising on social media and beyond, it's critical to learn the legal aspect of syndications well first prior to any advertising. 

As far as 'crazy renters', I've actually read that the social media STR market (AirBnB and VRBO), where you get reviewed, produces better renters with less damage overall. 

Also, do they do social media campaigns?

Get good at SEO, Social Media marketing and creating content. 

Once you find them you can always utilize social media, especially Facebook.

Most of my referral partners have different tactics to get leads such as FSBO, social media, and investor meet ups as well.

It's unfortunate that integrity and attention to legality are so elusive in wholesaling.

Bottom line - its kind of a street rat culture, lots of low-level hustler types who like to post checks to their social media, rent flashy apartments, and other silly stuff, but the good ones do well.
