300 jobs isn't a lot to bring to Memphis for a $3-4 billion dollar project (it doesn't take much to run a data center). personally I'm a musk fan, but we have to consider the ramifications to demanding this much energy.

You're likely to have a massive escrow shortage if you escrow taxes and insurance.

Was looking at projections today based on rate cut cycles and chances are we could see rates drop into the high 4's/low 5's in the next couple of years on average (that's based on previous cycles and a decreasing spread between the 10yr and mortgage rates).

I’m currently working on 58 unit BTR development project and seeking one or two private debt investors to help fund it.

You'd need a JV partner and they would probably want to take control of that project. 

However I will say i've noticed massive inaccuracies for non-disclosure states such as Texas & Indiana (Where we've picked up deals recently).

My current project is 4000 sf also with 3 units and it will be $52k for the HVAC (heat + cooling) for the property. 

Also, it is easier for me to get the rehab done if I can check up on my workers and the project which is a lot harder to do if it’s out of the area.
