do you plan to live in it / house hack it, or will it be a rental? 

Having the ability to live for free, while minimizing the taxes on my W2 income.

How are they going to know what you do with the home-live in it or rent it-unless you tell them?

We currently own a home and am looking for a small multifamily property in Grand Rapids to start out with our 18 yr old daughter who wants to live in one of the units.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

We both also have finance degrees and are savvy with finances and from an income perspective we are inline with each otherSimilar to what JD stated - We have a living trust where everything eventually goes to the kids and if something were to ever happen we would sit down like adults and resolve it without being vindictive. 

Anyone who wants to live in a rural area with buildings for animals and land is going to have ATVs, all kinds of animals, and probably hoarding tendencies because they're out in the country.
