KCMO is about 3 to 5 days behind what you are seeing on the coast, to a lesser degree.

There are other degrees as well, like CLP I believe and GLP.

I can speak to this because I work full time in Info Tech, just retired last year with 23 years in the Army National Guard, and also have a Bachelors degree in English/History and an Associated Degree in Info Tech.

But here's the thing: I've had zero turnover in my "D" neighbohood, "C" level properties in the last 18 months. 5 of my 8 units in that neighborhood are filled with folks that have been there for over three years, 4 of my 8 tenants have BS degrees. 

Fix hvac, water heaters, leaking of water depending on the degree of it.  

Yes a heat pump can go down to 0 degrees and still make heat but the lower the temp the less heat it can grab from outside air and the more strain it puts on the minisplits compressor/motor. 

As for the impending vacancies/late rents - we invest in C class multifamily which is supported to some degree by section 8 payments, in the near term these guaranteed payments will be helpful.

@Christopher KinnamanI have a degree in software development and wouldn't rely solely on algorithms to tell me the value of real estate unless the code could account for every minute detail and obsolescence, which is highly unlikely.

Can anyone with an economics degree weigh in on the long/medium-term effects of all this deferment?
