But here's the thing: I've had zero turnover in my "D" neighbohood, "C" level properties in the last 18 months. 5 of my 8 units in that neighborhood are filled with folks that have been there for over three years, 4 of my 8 tenants have BS degrees

Yes a heat pump can go down to 0 degrees and still make heat but the lower the temp the less heat it can grab from outside air and the more strain it puts on the minisplits compressor/motor.

As for the impending vacancies/late rents - we invest in C class multifamily which is supported to some degree by section 8 payments, in the near term these guaranteed payments will be helpful.
