I'm sure there's more simplistic stuff available too.

Also make sure you secure your building during renovations, I had stuff stolen during construction when I did a full rehab which was a pain.

Some stuff you can fix it yourself for much cheaper.

Complex stuff for the "average Joe/Jane" but simple stuff for accountant/CPA that can all but answer without thinking, because you've answered it 47 times, in last week/month whatever. 

Rest of stuff painter/handyman service and a maid.

In this market, trying to extend them or be provided extra time may be difficult given this strong seller's market.Generally, yes it would be good if you have a "feel" or "inkling" of what it takes to repair/replace stuff. 

Some stuff works for holds, while some work for lease options, while some works for flips.

If you can buy it in a LLC and the LLC is funded, then yes buy it in a LLC.I am not an attorney, but have done a lot of the stupid stuff people tell you that you should do and at the end of the day every accountant and attorney after the fact told me all of that is such overkill and just a waste of $. 

@Michael Ablan  You would call E.M.S. then pack all their stuff up and leave it in their vehicle after the ambulance and police are gone.
