This group meets in the Dolphin Plaza on Rt 315 in Wilkes Barre (between the casino and the Woodlands).

Would have been more exciting if this came out before rates went through the roof but I guess theres never a perfect time for anything...anyway, just sharing for all my multifamily enthusiasts.

The most important thing about a business model is the investor needs to stick with the plan or he may be doing the same thing as playing with his money in a casino.

The market here is definitely on the up and up↗️ if you've noticed in the news in Vegas lately there is a massive amount of development in progress & future planned development of a $1.4 Billion dollar football stadium for the NFL's Raiders to come here plus 2 more casinos going up in the next consecutive years.

Casinos, Hotels, Airports, many restaurants have carpet throughout and they all can’t be wrong.Glue down vinyl backed carpet would be my recommendation if you decide to go carpet.

I've been flipping and renting since '91 around Birmingham, Alabama, so I've seen a few...from the courthouse steps, we bought a funky looking commercial building on 6 acres in a bad part of town one time for $24k, rented it to a shady "casino" group for 12 months at $2k/mo, then sold it for $180K on the 13th month.We bought a SFR on the courthouse steps in a different county for $80k.

The Casino in Everett has created a great rental market in the immediate area to house the people who work there.

My friend bought a rehab in Connecticut near Mohican sun casino and does well with rent. 

I need to keep away from any casinos that I come across :)
