You have a lot of learning to do first, and not from books...from people with experience.One last thing, keep this in mind at all times, whenever your emotions start to battle logic (math). 

Trouble is, when the choice is between logic and emotion, emotion usually wins the battle, but in the end loses the war.

I spent 20 years working here and there is a real battle going on between the people that have been here all their lives (Woodfin has a lot of legacy families) and outsiders that brought their money here and drove the prices of everything up.Where is his property? 

This is what finding your niche is all about if I am in a room with 10 realtors I will win the house hacker at an alarming rate but I will lose the battle with "forever home agents" at a much higher rate so I simply find house hackers and help them meet their goals.

From my experience, it is hard to stop and "smell the roses" when you are in growth mode and determine how much cash flow you truly have.

25% for flood when creek rises, fire, non paying tenant, roof repairs, tree falls on duplex and insurance deductible is $2500, tenant puts toy down toilet and clogs main line, dog which you did not allow bites someone, disposal stops working, property manager 10%, property taxes increase because they see you did rehab or you changed the title, noise fine as tenant decides to become a drummer, trash bill, ants or vermin and you have to hire a exterminator, mold claim, planning department inspection fail, city fee as business, legal fees, CPA fees, insurance goes up, Imperial Beach business license and landlord permit/ annual fire safety inspection/gas co inspection $1500+, heaven forbit the Coastal Commission says you dumped foul water, to name a few

She is always intoxicated ( alcohol for what I smell ) , the condo inside stinks, she has numerous animals and it is full of roaches, food all over the place, electric cables coming out of the wall and it smells like something is putrified in there.

However, mortgage rates down .34% today to a national average of 6.29% for a 30 yr fixed...I smell opportunity!
