These are rough estimates, but thought it'll be a good idea to get some opinions on it.I'm planning to house hack with 3.5% down using an FHA loan on a duplex that markets at around 700k in LA/OC area.

The last policy they implemented before we cut ties with them was they started asking for a formal estimate for EVERY repair.

I haven't really exactly figured how much I will need for the business, but I imagine $25,000 would be plenty initially.As a rough estimate, I imagine if I put 20% down + 5% closing costs on a $500k property (what I consider to be an average/nice house in my area), that would still leave me with $165,000 in savings.

The lender really needs only an MLS listing, copy of contract, proof of ability to close, and an estimated settlement sheet.

Hoping to keep things cordial and keep away from the personal attacks but I estimated wrong. 

Just the knowledge you get from buying your first 3 properties, estimating and completing rehabs is worth far more than some "guru's" class.
