I can't tell you how many times I've seen the plan of: wholesale to make $x, use the $x to rehab and flip to make $y, use $y to purchase buy-and-hold for $z in cash-flow.

We didn't need a license, we could pull an E-Z permit as the homeowner, doing non-structural basics, and we used licensed subs for plumbing and electric.

If you put a property under contract for X, and assign it to someone for Y,  to make the arbitrage of Z,....that to me appears to be a de facto net listing, which is illegal in most states.
