Can you find a wicker bench (used) paint it yellow for the front or red pots from a garage sale and add red flowers?

Cans and pots are heavy and get dropped.

So have a big stock pot.

I'm marketing to the tired landlord, motivated seller and still see a 15-20x on my return when it comes to what I spend on my monthly SMS campaign versus what my net is on a deal that I close 30,60,90 days later.

If I could drop 100k somewhere and get 3k a month net, I would do it right this second.

I don't have first hand experience in this but I would like to think that you would likely find a better deal with greater returns through a realtor than a turnkey provider simply due to the fact that you are eliminating the "middle man" in the deal so there are less hands in the pot.

Long before I got the net I already know it was a bad deal as they wanted 4.3 million for the deal... that GCR is coming back at 8.4%.

The kitchen is fitted with custom-made cabinets, a cooktop, a wall oven, a pot filler, and a custom cement countertop.

That's a lotta hands in the pot.
