Just use 4 pieces of paper.One one side of of the 4 sheets of paper write unit #1, unit #2, unit #3(personal), entire building.Then on unit #1 and unit #2 put total rent income and you’re done with income unless the building made income from laundry or vending machines or some such.Then just look at all your expenses (for only 2-3 units this should really be almost nothing unless they are in really bad shape.) your biggies will be insurance, property tax and interest.

Long story short mybhusband and I both ended up going to work for will and then that went from us paying rent and our utility to us paying nothing and he paid my husband $10 a hour and paid me $5 a trailer to wash out..

You can also use alcohol....mix in a spray bottle and buy a ton of rags ... this is much better for the environment and most folks have bleach or alcohol     https://www.ncbi.nlm.nih.gov/b...I carry around foam soap and a bottle of water to wash my hands everytime i get out of my car.

@Yvonne ShuiHi Yvonne,I own 3 Buildings in Bed-Stuy, All 3 Family, 2 are Brownstones and 1 is a brick building.The one closest to where you are buying is probably going to be on Hancock and Thompkins or on Greene Ave and Throop.I think the most important thing about buying in Bed-Stuy right now is to make sure you get a professional tenant with high income and high savings to weather the Coronavirus Storm.Last Month, one of my tenants at the Greene Ave/Throop location gave me notice as she closed her Williamsburg restaurant and needed to leave, moving in with her bf.Her apt is a Garden Apt, Large 1 Bedroom with a Laundry in Unit.I decided to get a quick renter that has been qualified and I advertised the apt for only $2,500 per month.

Your knowledge of the market should come into play in this decision as well.Maybe your comps don't have pools, but maybe they do have in-unit or onsite laundry and your tenant demographic has that expectation.
