I do enjoy visiting the other 3 locations from time to time, though.

Sometimes, building those relationships can lead to discovering unique financing solutions that aren’t readily available through traditional channels.I particularly enjoying going to the event that Keyrenter puts together in Coral Gables.

I would couple that will listening to Multifamily Podcasts (I especially enjoy Accelerated Investor with Josh Cantwell and Multifamily Insignths with John Casmon)  and you'll have a great foundation!

Even though I was living in Oakland, California at the time this is what I didI interviewed agents that had multiple listings of duplexes, triplexes and fourplexes because they are used to working with investors and they also know who the good PMs and contractors are. 

Tailoring the guest experience to meet their needs will not only make hosting more enjoyable for you but also create loyal, repeat guests, ultimately leading to fewer headaches and greater success.

I eventually want to get into building 5-10 houses a year, building myself up to the somewhat more recession proof market (Im thinking $650k+ builds, I also really enjoy lakefront.)

I would just try to enjoy the ride and learn as much as you can along the way. 

The best CRM is the one you will enjoy using and actually use. 

The other frustrating piece to that pie is that folks assume because properties are going for cheap in an area that contractor rehab work is going to be 'discounted' as well, and it is NOT discounted, it's the same going rate, if not MORE in less expensive neighborhoods because it is MORE COMPETITIVE in those areas for licensed contractors.
