I'm exhausted of this.Any suggestions on how to proceed?

After all those have been exhausted I would find a partner if the ROI is that high I am positive someone would love that deal. 

They make portable ac units that have a 3-4 inch flex hose exhaust.

I have exhausted every option that I can think of without going to court but my issue is that I really don't want to pay a lawyer because even though I can very likely make him "pay" my lawyer fees, if he doesn't have any money, I would be at the same place we are now.

Is their capital balance enough to actually withstand a bad year or two? 

Same for bathroom exhaust fans. 

I've put a ton of time and money into these projects and would hate to turn them into airbnb's without exhausting other options.
