Specifically, the TK provider "warrants"(ok, "warrants" is too strong a word.

But at first glance, I will tell you it's highly competitive and the area typically doesn't warrant 35k in repairs as most properties in the area were built before 1950, most before 1940.

I didn't seek a civil judgement for the damages, but I have the LT Complaint and Warrant of Removal.

The heirs are often motivated to sell, but may take time to clear a house, or to make a decision regarding how they will handle a house, plus the situation warrants an extra gentle touch because of the loss.  

Courts do not recognise landlords time as having any value but will charge tenants for warranted  contractor costs.You will need pre move in pictures as well as pictures before and after the clean up.

However, I agree with @Louis Alvarez in that the amount of gain would probably not warrant a 1031 Exchange. 

Does the additional square footage warrant that much of a price increase, or is there another way of looking at things without getting an appraiser involved?

Basically around Atlanta but will go farther afield when the deals warrant. 

To me, the more transactions you do, the more advantageous it would be to have an operating company for that strategy.  1 or 2 flips a year probably doesn't warrant an LLC, but doing 10 a year might.
