@Ryan Kawash Those ROI percentages are really high and that would have me questioning the numbers a bit if it were me but if they truly make sense after going over them again and the building is sound while being in the path of progress you may have a gem on your hands.

I would also make sure that the comparables have the same number of bedrooms and bathrooms; the sq. ft is similar and the vintage of the property is close in age as well.
