We finally found a place in East Passyunk in the most amazing location the property itself was a gem.

While it might take a bit more time to separate the wheat from the chaff, there are a lot of gems throughout Toledo and the city is working hard to rejuvenate different areas of the city.  

I’ve had one that had to be fired and the manager I’m using now is a gem so that takes some trial and error.

Comparatively speaking, our market is still a value- a gem. 4.

The following things helped me the most:-researching forum topics here (i.e down payment, lenders, cash flow)-reading books, some of my favorites are: The Book on Rental Property Investing, The Multifamily Millionaire, Crushing It in Apartments & Commercial RE, Dream It & Build It (How to Crush Your RE Investing Goals), Mud2Millions, and of course Rich Dad, Poor Dad -watching videos of Bigger Pockets and The Rants & Gems showsI hope some of this helps!

Sometimes you have to take the risk of waiving an appraisal to land a GEM like this.

@Ryan Kawash Those ROI percentages are really high and that would have me questioning the numbers a bit if it were me but if they truly make sense after going over them again and the building is sound while being in the path of progress you may have a gem on your hands.

I would also make sure that the comparables have the same number of bedrooms and bathrooms; the sq. ft is similar and the vintage of the property is close in age as well.

The buyers got a gem and the sellers are liquid.
