I was recently referred to LendingOne by a fellow investor and just wanted to share my experience thus far as I feel there's a lot of marketing bait and switch happening with lenders that advertise terms and loan structures...Our past and current project:  We do buy-rehab-refi-hold (airbnb) rentals, not regular rehab flips.First off let me start with the things I think LendingOne excels at:Nice dashboard to upload and store all your documents to track how the loan process is coming along. 

He’d then make offers on property for sale that advertised or indicated seller financing available - using one or more of these lots as a down payment (exchange) - at full assessed value.  

I plan to target Multifamily Apartment building's. 

It's hard not to fall into this trap when digital marketing and social media advertising is constantly shoving all of these unnecessary products and services down our throats. 

Telling them what I intended to do- pre advertising, and ask them what they like about their space, and what they don't like about their space.

Has anyone stopped to wonder why some Sponsors can secure commitments from the more sophisticated check writers while others have to target less sophisticated investors and spend significantly more time on the capital raising to compete for the same buildings?

When I click on the bell to go to inbox I run in to that same advertising pop up problem.

I think you will see companies advertising you get to talk to a live person..

Most of the people looking for arbitrage targets look for one-off Mom/Pop outfits that work off some lease they drew up in 10 minutes on Microsoft Word or a notepad, where subletting isn't explicitly prohibited.Because, again: if I have a property, and it can make more money STR than LTR, what sense does it make to give Broke Joe the keys when I can just make the money myself?
