"Marijuana smokers," or smokers in general, are not a protected class-therefore not discrimination

I go with 3x rent, no smokers, no cats, no evictions, credit score of 600 or higher, positive references from landlords for the previous 5 years and I say occupancy is limited to 2 people per bedroom.

Another idea is possibly just prorating the "lost days".Overall, just being mindful that the tenants are dealing with an inconvenience and could very well be out a good amount of food as well due to spoilage goes a long way (could be time to grill out :) Hope that helps!!!

I have a tenant in one of my houses that is a smoker.

Email is easy, sorry no smokers, or whatever the reason is.

Secondhand smoke does not hold water in court, not even talk about a room that HAD a smoker.

You just can't deny them simply because they belong to a few protected classes.But, that doesn't mean that just because they are in a protected class, that they also can be a smoker or show up late, blah blah.You also have rights as a landlord.

We're probably pickier than many landlords but our focus is on the long term profitability of the property, not just getting someone in there now. eg, we don't rent to smokers, people with cats, etc.

My smokers above had been really good tenants until drugs entered the picture, so some things are out of your control.
