They love it when you have good records (sexy) and you're not afraid to show it.

We are consistently seeing numbers in the upper teens and 20's for investors with leveraged purchases. 

I've done construction (Masonry particularly) since my young teens.

You're better off with vacancies rather than demanding Tenant, especially in the hood.If it's cheap rental, you might get tons of prospects: just do your marketing better and you won't know what to do with all of them.When this lady walk away, touch up your paint, make it look sexy, so you'd like to live there yourself.....but not on Tenants demand!

Saying I bought a property for $350/month (the most important number to me) cash flow isn't near as sexy of a title :)
