Investments that are time sensitive and/or transaction intensive generally do not work well in this environment - regardless of how good the custodian is.The IRA owned LLC or "checkbook IRA" starts with a custodian held IRA, but has the IRA itself just make a singular investment into a specially formed LLC.

@Herman Wu, while I agree with you that real estate has become almost a non-option here in the NYC metro area and I invest outside of the city myself, it can be risky to invest somewhere you don't know well and trust strangers to safeguard your best interests.

Much simpler, and no need to struggle over handwriting or typing information from the paper copy to some online form, so there are time savings there as well.I would have some concerns about using Google Forms for this since you're collecting sensitive information (SSN) and are also getting legal permission to run someone's credit, which is a hard inquiry.

I would be interested in hearing more about what you have to say on the subject..I'll share some of the things I see the big time developers do when they build a zillion houses, or condo units, at once:One of the games the big time developers do is sell off the crappiest lot first to "set the comps" and then they gradually go up in value until the final one, on the nicest lot, sells for the highest price possible.They also often kick back a chunk of closing costs to work with their preferred lender because, like you, they are time sensitive and don't want to waste two or three months with a buyer that isn't truly qualified & is now asking for yet another extension that you've got to eat the carrying costs for.

I find folks at HD just have a job and are generally not contractor sensitive....they will walk right by you while you're clearly looking for something.
