Usually they will inspect a portion of the units if it is over 10units and then look at mechanicals, roof, structure, exterior, etc.

I moved here for a full time outside sales position in roofing and safety equipment.  

Each unit has been upgraded, electrical upgraded, roof less than 10 years old.  

Lender suggested that we cut the stack below unit 5, and re plumb 5 bathroom from ceiling below to prevent having to remove bath tub and upper portion and roof penetration on vent stack.  

Well, here comes Hurricane IRMA and screws up one of the target MFs necessitating a new roof which the seller refuses to negotiate on.

I guess my question is whether there is good way to figure out who the owner of the property is since it's empty and not on the market.Another possible option is a distressed property, with a rehabbed interior and a sad exterior/ roof/ yard on Byrom St that has been on the market for 4 months with price drops, and up until last week had a giant tree hanging over it which was just removed.

It's on a slab, no basement, new roof and new windows.

We have some experience with SFH's and duplex properties but have not done anything outside of residential until now.This property we are looking at has major roof issues that currently make it unsafe, but the rest of the structure looks like its in decent condition, I mean its an old brick building.

What are some long term repairs / upgrades that will need to be done - ie- How is the roof, water heater, is there AC?
