@Lindsey Simpson I would consult with a lawyer to determine the states elder abuse laws, even having a title company involved will not relieve you of any potential lawsuits by the 82 year old, or her family or friends.

so say you approach a potential motivated seller to buy their house and relieve them of their financial issue (cant make payment, etc). 

Maybe it was a deep-rooted fear of failure.

Like @Matthew Paul said if you're new you're jumping in the deep end with learning rehab and rental all at once.

Borrow the bulk of it from deep pocket lenders, then a private lender for the rest on the big ones.
