Find a great real estate attorney to help you with:1) Putting a lien on the property, with your aunt's consent, to cover any work you do.- Ask the attorney if your aunt & dad need to authorize lien, or just aunt.2) Understanding your options to force payoff of the lien.- Ask attorney how you can enforce collecting on the lien when you need to.3) Getting full control of the property, while allowing your aunt to keep her ownership.- Have attorney draw up a contract to do this.Suggest you offer your dad some cash, now or in the near future, to motivate him to transfer his ownership to you.It may not work out, but you will learn a lot either way!

I am sure that there are many ways to make money in Real Estate but I have found a niche in new construction.

When you own a couple of units, the odds of there being unexpected vacancies that overlap each other are usually low, but when you acquire more and more real estate, the odds of tenants moving out around similar times increases. 

I am new to real estate investing and looking to connect with any local (DMV) investor.

This is a new venture that I'm looking into and real excited about. 

Even if a software is free or cheap, it's the time investment getting things set up and then tweaking it for the first few months that is the real "spend".

I honestly don't have any real feedback on them yet so hesitant to "recommend" them.
