Have you ever been convicted of or entered a guilty plea for felony or misdemeanor?

To tell you the truth, I'm guilty of not engaging as much as I should.

Yet if we don't give our tenants a break somehow we feel guilty!  

I plead young and naive, the tenant was very convincing!

How do you deal with this aspect of your career without feeling bad or guilty?

It sounds like you are a relative newcomer to investing, and are being misled by an agent that has no business whatsoever to be encouraging you to tell what is basically a lie, and put yourself in a position where you might be found guilty of loan fraud.

I very new to being a landlord and am guilty of not going through the necessary process initially.

Onus on innocent parties – We expect landlords to follow the laws which they do (try running into a tenant atty in court), however, now landlords need to plead on behalf of non-paying tenants who can basically do nothing.

The COA was named and served in the HOA's foreclosure and filed an Answer, pleading it didn't know anything about the HOA's allegations but if the court granted the foreclosure the COA wanted any excess funds.
