I do believe hands on is a must for c class neighborhoods.

AshleyNormal, however you have wide latitude in the actual agreement you agree to sign, how long, how much commission, that’s not to see individual agents have to agree to your terms, but if you feel uncomfortable with the terms you are free to negotiate or shop around, however an agent cannot legally show you a house without an signed agreement of some sort.

Combined, a bedroom and bathroom addition could potentially add $30,000 to $80,000 to your home's value.Avoid over-improving for your neighborhood.

Invest your money elsewhere and go at it when you have enough money to control a neighborhood and the comps. 

I'm interested in two of the properties on the Montgomery County PA Upset Sale list as they are in my surrounding neighborhood and am actually a casual acquaintance of the Owner (which may not be a good situation, particularly if I were the successful bidder).  

Look for neighborhoods where house hacking is popular and where you can find properties that fit your budget and investment goals.Networking: Connect with other investors in your area.
