Why don't you GIVE them to milestone posters! 

Median is for newbie and extremely inaccurate.I could create a graph based on sold MLS listing PSF and that's way better than narrative in headline, some those guys areally dont understand what they're talking about. 

I am guessing the $60k for construction is paid out in traunches or based on phases/milestones of the project or something? 

This is such a tough exercise because of all the variables, but I think the the buy and hold guy's balance sheet graph could be looking like a hockey stick in years 7-10 if he is a good manager.

With that milestone approaching, I've been spending more and more time gathering as much REI information as I can get my hands on - which is ultimately how I stumbled upon the BP site.

The data should always be verified with other sources too, but these graphs are at least a quick and dirty way to see if it is worth looking at.

The contractor should get paid based on a draw schedule, based on key milestones of completion.
