All correspondence with her should be documentable (i.e. text, email, written notice) and couch your responses very carefully.

They finish their "real job," and instead of doing marketing, finding houses, talking to other investors or whatever it is they should be doing, they instead end up plopping on the couch in front of the TV and don't get anything done.So, make the commitment BEFORE you start, make a plan, and then start executing your plan EVERY SINGLE DAY.If you do that, you may not need that "real job" for too much longer

Right now I am doing a course through the Comedy Cellar but once I'm done, I'll just hop around doing open mic nights in the city.

Also, if the tenant doesn't show up personally to measure landings etc. make sure they know they need measurements in order to squeeze those couches up your stairwell.
